Receive a comprehensive Schedule of Condition
CADS will prepare a comprehensive schedule of condition tailored to your requirements, agreed upon by both parties and appended to the lease. This can then be used as evidence of the condition at the start of the lease should a dispute arise at a later date.
Limit your liability for repairing future dilapidations
CADS surveyors also act on behalf of property tenants regarding dilapidation and repair obligations required by the Landlord. The surveyor will check whether or not the items of disrepair identified in the Landlord’s dilapidations schedule are valid in terms of the repairing obligations and are appropriate in terms of extent and, where relevant, cost.
Acting on behalf of the landlord
CADS will also act for landlords in identifying the measure of tenant’s dilapidations liability. The tenant’s liabilities may arise under the repairing clauses of a lease during its term and/or at termination.
Correctly prepared and referenced to the lease covenants, a dilapidations schedule may assist in protecting the landlord’s investment.
