Are you looking to appoint a CDM Consultant?
Our qualified building surveyors can be appointed to undertake the Principal Designer role for you as required by the 2015 Construction, Design and Management (CDM) regulations.
The Principal Designer replaces the role of CDM coordinator
The Principal Designer replaces the role of CDM Coordinator under CDM 2007 and must plan, manage and monitor the pre-construction phase and coordinate matters relating to health and safety during this phase and also to be responsible for the compilation of the health and safety file at the end of the construction phase.
CADS experienced surveyors are able to provide tailored services to assist the client and design team duty holders to meet their responsibilities under CDM 2015 and to be available to provide guidance and advice at the various stages of a project.
The CDM 2015 regulations place new legal duties upon you the client
Whether you are considering altering, refurbishing or demolishing an existing building one or undertaking a new build, then the CDM 2015 regulations place a number of new and amended legal duties and responsibilities upon you as the client.
You must appoint a Principal Designer and Principal Contractor
Where a project will require more than one contractor CDM 2015 requires that the client appoints a Principal Designer and Principal Contractor. The client also has the main duty of providing pre-construction information and ensuring that before the commencement of the site works a construction phase health and safety plan is prepared.
You must also provide notification to the Health and Safety Executive where a project is scheduled to:
- last longer than 30 working days and have more than 20 workers working simultaneously at any point; or
- exceed 500 person days.
It is important to note that the requirements of CDM 2015 apply whether or not the project is notifiable.
