CADS’ Mark Johnson introduces this video case study about the design development including laser survey and 3D BIM model of the £25 million Chelmsford Leisure Centre project.

As Mark explains, the riverside ice and leisure centre was originally built in 1967. It is now nearing the end of its life cycle. In 2015 Chelmsford City Council identified that the building could not meet the future demands of the city. The public consultation overwhelmingly supported the Council’s proposal to redevelop the leisure centre, which forms part of £500 million investment in the city centre.

Appointed by Pick Everard at the outset, CADS advised on the development of the design strategy for the project.  We were able to help reduce project risk by delivering accurate and reliable site information of the existing building. We delivered the data as LOD400 Revit model accurate to within 3mm that could be used throughout by all parties with confidence.

 

Working closely with Pick Everard’s architects and structural engineers, our surveyors established the information requirements for the project. We specified the right scale of data and how we would construct the 3D digital Revit model. This meant we could deliver the model direct to the architect’s desktop within the agreed budget.

Critically on this project Pick Everard appointed CADS as part of the design team. This meant we were able to collaborate with the architects and design team to define the survey specification in detail to meet Pick Everard’s design requirements.

We undertook the site survey using engineering tolerances, using total stations with traditional traversing techniques to create site control networks. Using GPS rovers, we set the levels within the site. We then used 3D HD laser scanners to capture dimensional data and shared the data as point cloud information.

Following completion of the site survey and using the point cloud data file, we constructed a LOD400 Revit model. We delivered to model to the architects on their desktops so that they could commence work immediately. The architects are using this data throughout the duration of the project as a point of reference.

 

By delivering the survey data and model to the high degree of dimensional accuracy, it meant the architects, engineers and designers could work confidently on their design. Knowing that the design that they were proposing to link into the existing building would actually work
